Obtaining a professional survey before you commit to a purchase will help eradicate this possibility.
Some buyers choose to rely on their mortgage lender's valuation for an indication of the property's condition but this is a risky strategy. This type of report only provides a financial assessment of a property's approximate value for loan purposes and is not conducted on your behalf. It is not a comprehensive inspection and will not alert you to faults in the property's condition.

This survey is designed for buyers looking to purchase most property types. This detailed report is carried out on your behalf and provides user-friendly information on the market value and general condition of the property, identifying any matters for concern.
Building Survey:
This is a more in-depth analysis of the property designed for those looking to buy an older or more unusual property. This provides a full building survey culminating in a comprehensive report which assesses each aspect of the property; it can be tailored to your individual needs.
